When Old Insulation Has to Come Out
Old insulation removal is the first step when what is in the attic or under the floor is doing more harm than good. In Sulphur Springs that usually means insulation that got wet from a roof leak or a storm, cellulose that has packed down to a fraction of its depth, batts that fell out from under a floor, or material fouled by rats, mice, raccoons or squirrels. Blowing new insulation over any of that buries the problem and leaves odor, allergens and moisture in place.
How removal works
For loose fill we use a high-powered insulation vacuum. The hose runs from the attic through the house or a window to a collection bag or truck outside, and the material leaves without being carried through your rooms in bags. Batts get bagged by hand. We cover floors and walls along the path, seal off the work area, and wear proper protection. Once the attic is clear, the ceiling is wide open for air sealing, which is the best time to do it.
What turns up underneath
A cleared attic shows things insulation used to hide: stained decking from old leaks, rodent tunnels and droppings, chewed wiring, disconnected bath fan ducts and gaps at every top plate. We point them out with photos. Pest control or an electrician may need to come in before new insulation goes down, and we can work around that schedule.
Spray foam removal
Old or failed spray foam can also come out, though it takes more labor than loose fill because it is scraped or cut away. HomeGuide puts foam removal at $1.00 to $2.50 per square foot, and Fixr lists $1.50 to $3, up to about $5 when it has to be chipped by hand. We remove foam when it was put over a leaking roof, when it was mixed wrong and still smells, or when it is in the way of repairs.
Asbestos and vermiculite
Some very old houses have loose vermiculite, a pebbly gray-brown fill that can contain asbestos. We do not disturb it. If we see it, we stop and recommend testing and a licensed abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255. Once it is cleared, we can do the rest.

Old Insulation Removal Questions
How do I know if my insulation needs to be removed?
Stains, a musty or animal smell, visible droppings, matted or very thin spots, and insulation that has been wet are the common signs. We check and tell you whether it can stay.
Is it messy to remove attic insulation?
It is dusty work, but a vacuum system sends the material outside through a hose, and we cover the route through the house.
Should I replace insulation after a rodent problem?
Usually, yes, once the animals are gone and entry points are sealed. Contaminated insulation keeps the odor and can attract new pests.
Can I remove insulation myself?
Some homeowners do, but it is dusty, hot work, and you need a way to haul and dispose of the material. Do not touch vermiculite without testing.
