What Is Under the Floor Matters

Crawl space and pier-and-beam insulation fixes a problem a lot of older Sulphur Springs houses share. Houses near the square and in the older parts of the county seats were often built on piers, with a ventilated crawl space underneath and nothing between the floor and the open air. In January, when lows average around 34F and a cold snap can go far below that, the floors feel it. In summer, damp air drifts in through the vents and around the skirting, and a crawl space can stay humid for months in a place that gets about 46.5 inches of rain a year.

Insulating the floor

The simplest fix is to insulate the underside of the floor itself. Closed-cell spray foam sprayed between the joists against the subfloor seals the gaps around pipes, wires and duct boots at the same time. ENERGY STAR recommends R-19 for floors over unheated space in Zone 3. Texas's code lists R-13 for crawl space walls or R-5 continuous when the walls are insulated instead. Foam works well under floors because it does not sag or fall out like old batts, and it stands up to the occasional damp spell.

Sealing the crawl space instead

The other path is to treat the crawl space as part of the house: lay a heavy vapor barrier over the ground, seal the vents, and insulate the perimeter walls with closed-cell foam. That keeps the space drier and protects ductwork or plumbing down there. HomeGuide lists full encapsulation at $3 to $10 per square foot, or $3,000 to $15,000, a vapor barrier alone at $1,200 to $4,000, and vent sealing at $150 to $450. A sealed crawl space usually needs a way to dry the air, such as a small supply from the HVAC system or a dehumidifier.

What we check first

Standing water, a wet ground cover, or soil sloping toward the house means drainage needs work before insulation goes in. We also look for rot in sills and joists, termite tubes, rodent nests, leaking plumbing, and duct runs lying in the dirt. Foam stays off the soil, and we leave inspection gaps where termite rules call for them. If a space is too tight to work in safely, we tell you rather than leave it half done.

Lake cabins and mobile homes

Weekend houses near Lake Fork and Lake Cypress Springs often sit on piers with open skirting, and many sit empty for days. Closed-cell foam under the floor holds up better than batts in a place nobody checks often. For manufactured homes, the belly wrap and skirting decide most of what happens under the floor, and we can advise on the options.

Crawl Space & Pier-and-Beam Insulation Questions

Should I insulate the floor or the crawl space walls?

If the crawl space is vented and fairly dry, insulating the floor is simpler. If ducts or plumbing run down there, or the space stays damp, sealing it and insulating the walls usually works better.

Do I need a vapor barrier in a crawl space?

In most crawl spaces here, yes. Bare soil gives off a lot of moisture, and a ground cover keeps it out of the air under the house.

Why are my floors cold in an older house?

Most older pier-and-beam floors have little or no insulation and leak air around pipes and the edges. Sealing and insulating under the floor makes a clear difference.

Will closing the vents cause mold?

Not if the space is sealed properly with a ground cover and has a way to dry the air. Closing vents without those steps can cause problems, which is why we do it as a package.
