Why the Attic Comes First

Attic insulation and air sealing is where most Sulphur Springs houses get the biggest return. The attic is the hottest place on the property for months at a time, and every gap in the ceiling below it lets cooled air escape upward and hot, damp attic air leak down. Thin or settled insulation on top of those gaps does little. We fix the leaks first, then add insulation to a depth that meets the target R-value for Climate Zone 3, where Hopkins County sits.

What air sealing covers

The big leaks are usually easy to find once you know where to look: the open tops of interior walls, plumbing stacks and vent pipes, wiring holes drilled through the top plates, recessed light housings, the gap around a chimney or flue, the attic hatch or pull-down stairs, and the boots where ductwork meets the ceiling. We seal them with foam, caulk, rigid board or fire-rated material depending on the spot. HomeGuide lists air sealing at $350 to $3,000, and it often does more for comfort than the insulation that goes on top.

How much insulation the attic needs

Texas's statewide energy code, the 2015 IRC Chapter 11, calls for R-38 ceilings in Climate Zone 3 on new work. For an existing house, ENERGY STAR recommends R-49 in an uninsulated Zone 3 attic, and topping up to R-38 where three to four inches are already down. Plenty of older attics around here hold a few inches of settled fiberglass or old cellulose, well short of either number. We measure the depth in several spots, because insulation is often thin near the eaves and around the hatch where people walk.

Two ways to fix an attic

Seal the ceiling and blow in. If the ducts are inside the house, or few runs cross the attic, this is usually the least expensive way to a high R-value. HomeGuide's attic guide puts blown-in at $0.90 to $2.40 per square foot.

Seal the roofline with foam. If the air handler and most ducts are in the attic, spray foam on the underside of the roof deck and gable walls brings them inside the insulated shell. The attic vents get closed off, and the attic runs near house temperature instead of far above the outdoor air. HomeGuide puts roof deck foam at $1,500 to $9,000. Fixr lists a foamed attic in an existing home at $2,500 to $12,000.

Things we check while we are up there

Bath fans and dryer vents that end in the attic instead of outside. Crushed or disconnected flex duct. Roof stains and soft decking. Signs of rodents or wasps. Old knob-and-tube wiring in older houses, which should not be buried under insulation until an electrician has looked at it. Anything we find goes on the quote or gets pointed out so you can call the right trade.

What an Attic Job Can Include

Most attics need a mix of these, and the quote breaks each one out.

Top-plate and penetration sealing

Foam and caulk at wall tops, pipes, wires and fixtures.

Hatch and stair covers

Weatherstripped, insulated covers for pull-down stairs and hatches.

Duct boot sealing

Sealing where supply registers meet the drywall.

Blown-in top-up

Cellulose or fiberglass blown to the target depth across the floor.

Baffles at the eaves

Keeps soffit vents open when insulation gets deeper.

Roof deck foam

Open-cell under the roof when the attic becomes a sealed space.

How an Attic Job Runs

1. Measure

Check depth, find the leaks, note where ducts and the air handler sit.

2. Choose

Sealed ceiling with blown-in, or a foamed roofline, priced in writing.

3. Seal

Close the leaks at wall tops, pipes, wires, fixtures, boots and the hatch.

4. Insulate

Blow to the target depth or spray the roof deck, with baffles at the eaves.

Attic Insulation & Air Sealing Questions

What is the attic insulation code in Texas?

The statewide standard is the 2015 IRC, Chapter 11, which lists R-38 for ceilings in Climate Zone 3. That applies to new construction and permitted work; older houses are not required to upgrade, but it is a sensible target.

How deep should blown-in insulation be?

It depends on the material, since the R-value per inch differs. The bag label lists the depth needed for each R-value. We set rulers in the attic so you can see it.

Is a sealed attic worth it if my ducts are in the attic?

Often it is, because the ducts stop sitting in extreme heat. It costs more than blowing in on the floor, so we price both and explain the trade-off.

Can you add insulation over what I already have?

Yes, if it is dry and clean. If it is wet, moldy or contaminated by rodents, it should come out first.
